JJ Staten Homes Opinion

At JJ Staten Homes, We have a Wall Street mentality when it comes to our investment community. We just don’t build you a home and forget about you. We make sure your investments are properly structured, so during your holding time and when you’re ready to exit, you receive all the benefits from our product. We build life long relationships. That’s the bottom line. Here is our latest strategy for you as our client!

After many months of due diligence, several meetings with Local and State Building Officials, as well as FEMA Representatives, we have gotten together with our researchers and legal team and have come up with a product which is much more marketable, will have a greater appreciation value and a very fast resale capability. Because of all these components, you will have the stronghold during your investment holding time and on the resale market, above and beyond any other in our arena. Read ahead for your winning plan.

During Investment Holding Period & Exit Strategy:

  1. FEMA’S Advised Base Flood Elevation (ABFE)
  2. Concrete Block Construction
  3. Energy Rated Homes
  4. 2 To 3 Times The R Factor Of Conventional Construction
  5. Full Floor Tile throughout except bedrooms

1. FEMA's Advised Base Flood Elevation (ABFE)

As of today, the Flood Elevation for construction of a new home is
approximately at 13 Feet depending on what Flood Area the home is being constructed in.  We have researched this thoroughly and have found out that  after Hurricane Katrina, FEMA has advised a 16 feet to 18 feet ABFE. There  is going to be a vote on this and it's almost guaranteed all the counties are  going to follow their Advisory. We at JJ Staten Homes not only want our clients  to be secure, but, we also need the family living in your home to feel secure as well. That is one of the main reasons why we are building our homes at a minimum  of FEMA'S ABFE and with the superior construction that we abide by. Your investment is more than safe with us and after 5 years, your home will have an accelerated appreciation value and will be one of the first to be sold on the market. Most of the product that is being constructed there now  is approximately 13 Feet Above Sea Level. Think about this, would you  like to purchase a home at approximately 13 Feet Above Sea Level or a JJ  Staten Home at a minimum of FEMA'S ABFE. This will assure you  your flood insurance for your investment longevity and at a price reduction that  far exceeds what is in place as of today. Your investment is safe with us being  your builder of choice.

2. Concrete Block Construction:

We are building our homes with Concrete Block Construction. The way we are familiar with building them in Florida. They are superior in construction and far exceed what is in place there. All the walls will be constructed of concrete block, not wood. Again because of this, accelerated appreciation value. This will also give you a price reduction advantage for your homeowner’s insurance.

3. Energy Rated Homes:

We build our homes following certain guidelines and extra Energy Rated Home Inspections to assure us that our product is superior to other homes and that our investors get the full benefits because of the way we construct our homes. The savings in the utility bills for the homeowner is approximately a 30% annual savings. This is also an important factor with an accelerated appreciation value and a faster resale. This will also give you a price reduction advantage for your homeowner’s insurance.

4. 2 To 3 Times The R Factor Of Conventional Construction:

We apply a 5½" Spray Foam Insulation throughout the attic of the home that ties in the roof trusses, sheeting and the tops of the walls of the home. We also use 1" of Spray Foam Insulation on all the exterior Concrete Block Walls. This will give your home approximately 2 to 3 times the R Factor of a conventional insulated home. This is also an important factor with an accelerated appreciation value and a faster resale. This will also give you a price reduction advantage for your homeowner’s insurance.

5. Full Floor Tile Throughout Except Bedrooms:

This is another advantage that we give our investors. An oversized ceramic tiled floor throughout the entire home except the bedrooms. Less maintenance and one less thing to concern yourself with. This is also an important factor with an accelerated appreciation value and a faster resale.
